The status of the Isle of Man as a leading international offshore financial centre has resulted in a substantial number of businesses establishing in and relocating to the Isle of Man. This, in turn, has resulted in substantial growth in the commercial property market. Cains' commercial property team have played a full part in this expansion.

We deal with all matters relating to the sale and purchase of freehold and leasehold properties for commercial use. As well as mainstream real estate work, we advise, together with our corporate department, on opportunities for tax efficiency, innovative financing methods, the impact of environmental law, construction law, and corporate structures. Additionally, we offer advice to clients on planning and public law issues. We also work in conjunction with our Litigation department to enforce securities.

Whether developing a town centre industrial site for office use or refurbishing a Victorian house and turning it into flats, a developer will require legal advisers with broad experience who can contribute to the scheme. The Cains' Property team prides itself in adopting a commercial and proactive approach to negotiations to ensure that development clients are able to conclude their deals quickly, whilst being sensibly protected by the appropriate legal documentation.

We also regularly receive instructions from City law firms to act on behalf of their clients with interests in commercial property in the Island.

We acted for Royal Skandia in relation to their tenancy of the largest office building in single occupancy currently in the Isle of Man.
